Jamaica Beach

A small city of its own on the West End. It has its own short-term rental ordinance (Ordinance 2026-01, passed 5–0 by the city council on January 8, 2026, replacing 2025-03) and its own registration numbers. Listings must show the city's number and the maximum occupancy it sets. Canal homes are on waterways on the bay side, not the Gulf, so ask how far the beach is.

Seawall condos

Morning coffee on the balcony, the Gulf across the road, and a kitchen so you're not eating out three times a day. The condo buildings along Seawall Boulevard rent out single apartments facing the beach. The boulevard is long: the Pleasure Pier is at 25th Street, and some buildings are past 60th Street. Parking and pools vary from building to building, so check both before you book.

East Beach

Step straight from the building onto the sand. At the island's east tip, near East Beach and the ship channel, a few condo buildings sit on the beach itself, like the Galvestonian at 1401 East Beach Drive with direct beach access. Watch the cruise ships sail past, and the Strand is a short drive away. Ask whether you cross a road or a boardwalk to get to the sand.

Before you pay

Seven checks before you pay

Registration and city
Find out whether the property is in Galveston or Jamaica Beach. Then check that the listing shows that city's registration number: a GVR (Galveston Vacation Rental) number, or Jamaica Beach's own. Galveston has listings without a valid number taken down. If it's unclear, ask the host.
Compare the total price
Compare the final amount for the same dates and number of guests, including cleaning and service fees and hotel occupancy tax. Inside the City of Galveston that tax is usually 15% on a taxable short stay (6% for Texas plus the city's 7% and 2%). Jamaica Beach and other towns set their own local rate. A refundable damage deposit is separate from what you pay for the stay.
Does it fit your group?
Hold the maximum occupancy up against the actual bedrooms and beds. Check the minimum stay, the minimum age to book, whether pets can come and how many cars can park. In Galveston, rental parking is capped at one space per bedroom.
Beach and access
Ask how you get to the sand: straight onto the beach, across a road or by car. If anyone struggles with stairs, ask about steps and an elevator. Many beach houses stand on stilts.
Get the rules before you pay
Ask the host for the house rules, the occupancy limit and the parking. Galveston's quiet hours run from 10 pm to 7 am, and events need written approval. When you arrive, look for the information sheet every Galveston rental must post, with the local contact and what to do in a flood evacuation.
Fines and beach gear
Under Galveston's 2025 ordinance, guests can be fined too: up to $500 for things like parking and noise, and up to $2,000 for health, sanitation, zoning or fire-safety violations. From Spring Break to Labor Day, beach gear left on the sand between sunset and sunrise is taken away and thrown out.
Storms and cancellation
Hurricane season runs June 1 to November 30. Before you pay, check the cancellation deadline and what you get back if there's a mandatory evacuation or the property can't be used. On Vrbo, its own extenuating-circumstances policy may also apply.
